Frequently Asked Questions

Answers to common questions regarding planning permission, UK Building Regulations, Party Wall agreements, construction timelines, and fixed-price contracts across West London.

1. Planning Permission & Permitted Development

Q: Do I need Planning Permission for a home extension or loft conversion in London?

Not always. Many single-story rear extensions and loft conversions fall under Permitted Development (PD) rights, provided they adhere to specific volume and height limits. For instance, terraced houses generally have a 40 cubic metre loft limit, while semi-detached and detached homes have a 50 cubic metre limit. Under the Larger Home Extension scheme, single-story rear additions up to 6 metres (for terraced/semi-detached) or 8 metres (for detached) can be built using the Prior Approval process rather than full planning permission.

Q: What is a Lawful Development Certificate (LDC), and do I need one?

While not legally mandatory, obtaining a Lawful Development Certificate from your local council (e.g., Hillingdon, Ealing, Hounslow, or Harrow) provides official proof that your build was lawful at the time of construction under Permitted Development rules. This is essential when selling or remortgaging your property.

Q: How do you handle planning applications if full planning permission is required?

When a build falls outside Permitted Development (such as double-story extensions, conservation area properties, or mansard lofts), Akaal Construction handles architectural drawings, structural calculations, and formal planning submissions directly with your local council's planning portal.

2. UK Building Regulations & Inspection Sign-Offs

Q: What is the difference between Planning Permission and Building Regulations?

Planning permission relates to property appearance, boundaries, and neighborhood impact. Building Regulations govern structural safety, fire protection, thermal insulation, drainage, and electrical wiring. Every project undertaken by Akaal Construction is submitted to Building Control for mandatory site inspections.

Q: Will I receive a Building Control Completion Certificate when the project is done?

Yes. Upon completion and final site inspection, an independent or local authority Building Inspector issues an official Completion Certificate verifying compliance with Approved Documents A (Structure), B (Fire Safety), L (Conservation of Energy), and P (Electrical Safety).

Q: How are structural steel RSJ beams calculated and approved?

Before removing load-bearing walls or inserting floor joists, a certified structural engineer produces independent structural steel calculations under Approved Document A. These calculations dictate steel beam sizes, padstone bearing depths, and connection details submitted to Building Control prior to hoisting.

3. Party Wall Act 1996 & Water Sewer Approvals

Q: When do I need a Party Wall Agreement for my extension or loft?

Under the Party Wall etc. Act 1996, you must serve formal written notice to adjoining neighbors at least 2 months before starting work on a shared boundary wall or excavating foundations within 3 metres (or 6 metres for deep footings) of a neighboring structure. Akaal Construction assists in issuing standard party wall notices.

Q: What is a Thames Water Build-Over Agreement and when is it required?

If your foundation excavation or extension footprint sits within 3 metres of a public sewer pipe owned by Thames Water, a formal Build-Over Agreement is legally required to ensure the drain is protected from structural loading. We conduct CCTV drain surveys and submit plans directly to Thames Water Developer Services.

4. Construction Timelines, Quotes & Guarantees

Q: How long does a typical extension or loft conversion take to build?

Build schedules vary depending on project scope:
• Velux Rooflight Loft: 4 to 5 weeks
• Rear Dormer Loft Conversion: 6 to 8 weeks
• Single-Story Rear Extension: 8 to 10 weeks
• Double-Story Extension: 11 to 14 weeks
• Whole-House Renovation: 8 to 12 weeks

Q: Are your project quotes fixed-price or subject to mid-build increases?

All Akaal Construction proposals are itemized and fixed-price based on agreed architectural drawings and engineering calculations. Unless you formally request scope additions or unforeseen ground anomalies arise, your agreed contract price remains fixed.

Q: What insurance backing and structural guarantees do you provide?

We operate with £5,000,000 Public Liability Insurance and £10,000,000 Employer's Liability Insurance. Structural works are backed by written contractor guarantees in accordance with UK construction limitation periods.
